PAF Management — What It Actually Means Day-to-Day
Most housing society complaints come down to the same things: maintenance that falls apart after a few years, security getting lax, water supply becoming unreliable, management collecting dues but not delivering. Fazaia doesn't have these problems in the same way because PAF has an institutional reason to maintain the community — it also houses serving and retired Air Force personnel and their families. The standards aren't kept up for marketing purposes, they're enforced because the community itself demands it.
The roads stay maintained. The security gate has real staff who check vehicles and people entering. Common areas — the gardens, the mosque, the kids' park — are looked after properly. If you've lived in or visited a private housing society that looked great on the brochure but started deteriorating within a few years, you'll understand what a difference institutional management makes.
What's Inside the Community
The community facilities are well-maintained and genuinely used. This isn't a list of amenities that exist on paper but are closed or neglected in practice.
The own water supply is one of the more practical advantages when you're living here. In-ground tanks maintained by the society mean you're not dependent on city water, which is notoriously inconsistent across the Islamabad-Rawalpindi belt. It's the kind of thing you only fully appreciate after experiencing the alternative.
Location and Proximity
Fazaia Housing Scheme sits on the Islamabad-Rawalpindi edge, positioned between the new airport and the main city. New Islamabad International Airport is about 4.9 km away — roughly 10 to 15 minutes by car. Top City, which is one of the better-developed areas on this side of the capital, is 2 km out. The GT Road connection means you avoid the worst of inner-city Islamabad traffic for most destinations.
For families who travel frequently or have relatives visiting from abroad, the airport proximity is a real practical benefit — not just a talking point. It's also one of the reasons this area has consistent interest from overseas Pakistani buyers.
Property Types and Prices
The scheme has plots and built houses across different sizes — 5 marla, 10 marla, and 1 kanal. Most properties in Block E are standalone family homes, built across multiple floors with separate living setups on each level, which suits joint family arrangements well.
Property values here have appreciated steadily and held up well compared to many other societies in the area. As of mid-2026, a 6-bedroom, 3-storey house on 300 square yards (around 10 marla) in Block E is listed at PKR 43 million — approximately $154,000 USD at current rates.
How the Buying and Transfer Process Works
This is the part most people get wrong before starting — the transfer process for a PAF society is different from a CDA-sector property or a private developer. The transfer is processed through PAF's own society office, not CDA.
You'll need:
- CNIC copies of both buyer and seller
- Original allotment letter or title deed
- No Demand Certificate (NDC) from PAF society — confirms no outstanding dues
- No Objection Certificate (NOC) for the transfer
The process involves a transfer fee and depends on the society office's schedule, but the documentation trail is clean because PAF keeps proper institutional records. Title disputes and ownership irregularities are far less common here than in many private societies. If you're buying from abroad, the whole process can be handled through a power of attorney while you complete the financial side through a Roshan Digital Account or bank transfer.
Why Overseas Pakistani Buyers Look at Fazaia
When you're managing property from abroad, the main question is who's watching the investment when you're not there. Private societies depend on the developer's continued involvement — which is inconsistent. PAF management doesn't have that problem.
The security is consistent, the infrastructure stays maintained, and the community standards don't slip over time the way they do in many private societies. For a long-term investment or a home you're setting up for family to live in while you're abroad, this is a practical advantage that's hard to put a number on but very real once you're dealing with it.
